We approach multi-residential architecture with the same discipline applied to a private home. Planning efficiency, privacy and shared structure must be resolved without diminishing individual identity, atmosphere or a sense of address.

A residential scale within greater density

Alma Road Townhouses is a completed Build-to-Rent development of eight three-bedroom residences in Caulfield North.

Two homes address the street while the remaining six sit beyond a shared pedestrian entry and driveway. The development is broken into distinct volumes so that each residence maintains a recognisable threshold and residential scale.

Recessed entrances create sheltered moments of arrival. Carefully positioned openings balance outlook and privacy, while rendered masonry, galvanised cladding and durable internal finishes respond to the demands of long-term rental occupation.

Privacy, threshold and individual identity

Multi-residential planning should give each dwelling more than a front door. It should establish a clear transition between shared and private space, control overlooking and provide each home with relief, light and a sense of belonging within the larger building.

The unbuilt Caulfield North Residences proposal applies these principles to four house-sized apartments. Deep-set openings, framed thresholds and articulated internal elements create privacy and enclosure, while travertine, parquetry and Venetian plaster establish continuity between the architecture and interiors.

Different responses to a shared brief

Martin Court Residences explores two contrasting responses to privacy and address. One home is inward-looking, with a concealed entrance and operable shutters. The other is more outwardly expressive, organised around an entry loggia and a stronger relationship to landscape.

Anderson Street Townhouses is a planning-approved two-home scheme in Caulfield. The project is currently proceeding independently following planning approval.
