Located on a key road in Caulfield North, Alma Townhouses is a Build to Rent development comprising eight three-bedroom residences. The project translates the language of a single home into a larger residential setting, creating a group of townhouses that feel individual, grounded and quietly refined.
The development is arranged as a series of distinct volumes. Two residences address the street, establishing a clear sense of arrival, while the remaining 6 homes are set beyond a shared entry and arranged around a central driveway. This composition allows the project to maintain a residential scale, giving each home its own distinct threshold.
Recessed entries create sheltered moments of arrival from the shared entryway, softening the transition between the communal and the private. To the rear, the homes are carefully offset to allow for generous courtyards and a sense of openness within the site.
The architecture is deliberately restrained. Rendered masonry, galvanised cladding and expressed window reveals create a robust material palette selected for longevity, ease of maintenance and the demands of long-term rental occupation. Subtle shifts in the upper level break down the building mass, while allowing windows to be carefully positioned to preserve outlook and privacy.
Designed to age gracefully, Alma Townhouses offers a considered model for Build to Rent living, where pragmatic planning, durable materials and refined architectural detailing come together to form a collection of enduring homes.
